Black Mold Testing, Inspections & Removal
Mold Removal, Mold Inspections, Mold Testing
& Water Damage Cleanup
Description of Service
We do offer black mold testing, black mold inspections and black mold removal. We have fixed thousands of properties with black mold problems since we opened our doors in 2006. This includes:
Black mold in the bathroom
Black mold on wood
Black mold on ceilings
Black mold on walls
Black mold on drywalls
Black mold in attics
Black mold in basements
Black mold in crawl spaces
But we want to clarify a very important point about black mold: the color of the mold is irrelevant in terms of how you test for it or remove it. All professional mold testing and mold removal is done the same way, regardless of the color or type of mold.
Further, all molds can cause allergies (sneezing, coughing, watery eyes, etc) in some people, regardless of the color. In addition, there are thousands of mold varieties and many that are black. So technically, “black mold” can refer to any number of different mold species.
Causes of Black Mold
All mold, including black mold, is caused by a water or moisture issue. It can be something obvious like a flood or plumbing leak. But it can also be something less obvious like high humidity from inadequate ventilation.

Our Black Mold Testing and Inspection Process
As we noted above, the color of the mold does not alter how we test for it. Our inspection and inspection process for black mold or any other color of mold is as follows:
A full assessment of the home. We are looking for not only mold but also water damage because mold requires water or moisture to grow. We use specialized equipment like moisture meters and/or infrared cameras to check for water damage in hidden places like behind walls.
We take indoor samples, which may include air samples, surface samples, or a combination of both.
Samples are FedExed overnight to a 3rd party lab. The Lab takes 1-2 business days to process the samples once they receive them.
We email you a copy of the lab results and a written inspection report 2-3 business days after your Inspection appointment. In our written report, we document what we found during the inspection and we explain the lab results in plain English so you can understand what they mean.
If our Inspection and lab results determine that there is a mold issue, we can also fix the mold problem. In these cases, your written report will also include a Free Quote to fix the problem. If you hire Moldman to fix the mold issue, we will deduct the cost of the inspection from the Quote price.
Important Tip: While we offer mold inspections and testing for all mold, including those that are black in color, in most cases when obvious visible mold is present, mold testing is NOT needed. Why? Because the steps to properly remove the mold are the same regardless of the type of mold you have. In these cases, if you have obvious visible mold, we can just give you a Free Quote to remove it.
Black Mold Testing Pricing
Moldman charges the same for a mold inspection and test regardless of the color or type of mold you have. Each of our locations is in a different market so pricing varies slightly from one market to the next. But generally speaking
But a typical mold inspection with testing is usually between $300-$350. This includes 2 indoor samples and 1 outdoor control sample. Additional samples will cost extra but often they are not needed.
If you have questions about pricing or would like to schedule a mold inspection, please contact us.
Our Black Mold Removal and Remediation Process
We do offer black mold removal or remediation (they mean the same thing for our purposes). But as we noted above, the professional industry-accepted steps to remove all mold is the same, regardless whether the mold is black, green, orange, white or any other color.
Note: moldman has successfully thousands of mold jobs since 2006 when we opened.
Our Mold Remediation Process
Professional mold removal, remediation or abatement is a careful, step-by-step process involving the use of specialized equipment and cleaning agents. There are many details involved in doing this process correctly. But the overall Moldman process can be broken down into some general steps, as follows:
Containment. Contain the work area to prevent cross-contamination of mold spores to non-affected areas of the building.
HEPA Air Scrubbing. Clean the air using commercial-grade and industrial-strength air scrubbing machines. These machines use what are known as HEPA filters, which are designed to capture 99.97% of all airborne and microscopic mold spores which pass through the filters. This process helps to improve air quality in the room(s) where the air scrubbers are placed and prevent mold spores from circulating to other rooms.
Selective Demo. Carefully remove the negatively impacted building materials. Focus is on controlled demo and removal in order to prevent kicking and stirring up additional mold spores as much as possible.
HEPA Vacuum. Vacuum the contaminated area using what are known as HEPA filters, which are designed to capture 99.97% of all airborne and microscopic mold spores which pass through the filters.
Antimicrobial Cleaning. Clean the contaminated area with hospital-grade antimicrobial cleaning agents to kill mold growth.
Final HEPA Vacuuming & Clean-Up of Work Area. The final step involves HEPA vacuuming and performing an antimicrobial wipe-down on surfaces where mold spores may have settled within the work area. Once the job has been double-checked for quality, containment is taken down and the customer has been informed of a successful remediation.
Pricing
The price Moldman charges for all mold removal jobs (regardless of color) will be based on size and scope of the work. We’ve done small jobs for a couple hundred dollars. But we have also done very large jobs (e.g. flooded basements with standing water) that cost way more.
What we promise you about pricing is this: we offer competitive pricing that is backed by a 10-Year Warranty. We typically fall in the middle of the pack in terms of pricing in our industry. Some contractors charge significantly more, but we almost never see any added value or justification for the higher price.
On the other hand, some contractors might also quote you for less, but rarely can match Moldman in terms of experience, track record, certifications, 5 star reviews and proper insurance to cover your property.
The last point about mold insurance is an important one. Mold insurance is a specialty insurance that is expensive and hard to find. Why does this matter to you? Because if they don’t have the proper mold insurance and something happens on a job to either them or your home, their insurance may deny their claim or worse yet, you might be liable.
If you have questions about pricing, please contact us. We provide Free Quotes and our work is backed by a 10-year transferable warranty.
